Roads in and around Flamingo are paved, and the drive to Liberia International Airport runs 45 to 60 minutes depending on traffic through Huacas and Belén.

Schools

Families relocating full-time have several bilingual and international school options within a 10-to-20-minute drive, serving the broader Flamingo-Potrero-Tamarindo corridor. If schooling is a deciding factor in your move, it’s worth touring campuses in person before committing to a specific neighborhood — proximity varies more than people expect.

Medical care

Private clinics and urgent care are available within minutes of Flamingo, with fuller-service private hospitals roughly 30 to 40 minutes away in Liberia. This is one of the more reassuring aspects of buying here compared to more remote parts of the Nicoya Peninsula.

Here’s the honest, practical rundown — and please treat this as general orientation, not legal or tax advice. Costa Rica real estate law is detailed enough that you’ll want your own attorney before closing.

  • Foreigners have equal property rights. Non-residents can own titled Costa Rican real estate outright, with the same legal protections as Costa Rican citizens. There’s no requirement to live here or hold residency to buy.
  • Most buyers purchase through a corporation. Holding title in a Costa Rican Sociedad Anónima (S.A.) or SRL is standard practice — it simplifies future resale (you can sell the corporation instead of re-titling the property) and offers a layer of liability separation. Expect an annual corporate tax of roughly $120–$240, and don’t let it lapse — an inactive corporation can create real title headaches down the road.
  • Transfer tax runs about 1.5% of the higher of the sale price or the property’s registered fiscal value, plus roughly 0.5% in registry stamps and 1%–1.5% in notary fees. All told, most foreign buyers land around 3.5%–6% of the purchase price in total closing costs, depending on financing, corporate structure, and how much independent due diligence you request.
  • Annual property tax is low — about 0.25% of the registered municipal value per year. Higher-value homes may also owe an annual luxury home tax if construction value exceeds the current threshold (roughly $280,000 as of 2026), so ask your accountant to confirm where a specific property lands.
  • Beachfront requires extra scrutiny. Because of the Maritime Zone Law described above, always confirm whether a coastal property is fully titled or held under a concession before you fall in love with it — the two have very different rights, financing options, and resale profiles.
